The company is seeking an Investment Analyst to join its Real Estate Department. This full-time remote role focuses on real estate market analysis, investment evaluation, portfolio performance assessment, financial modeling, and strategic reporting across international markets. The ideal candidate will support data-driven investment decisions and contribute to optimizing the company’s global real estate portfolio.

Responsibilities:

Real Estate Market & Investment Analysis

• Conduct research on real estate markets across the US, Latvia, and other countries
• Collect and update data on property pricing, rental rates, taxes, market trends, and yields
• Monitor key economic indicators including FX rates, inflation, interest rates, and regulations
• Prepare comparative market analysis and investment reports
• Evaluate investment opportunities through market assessments, scenario analysis, and feasibility studies

Asset Valuation & Portfolio Management

• Analyze the company’s existing real estate portfolio performance
• Assess profitability, payback periods, and operating expenses
• Support decisions regarding acquisitions, disposals, leasing, and redevelopment projects
• Calculate and monitor ROI, IRR, and other key investment metrics
• Maintain dashboards and portfolio performance tracking systems

Financial Modeling

• Build and maintain financial models for real estate assets
• Develop revenue, cost, and return projections
• Prepare scenario-based financial analyses to support strategic decision-making

Reporting & Cross-Functional Collaboration

• Prepare monthly and quarterly management reports
• Collaborate with legal, accounting, finance, and real estate teams
• Coordinate with external advisors on valuations and transactions
• Develop presentations and analytical materials for stakeholders

Investment Strategy Support

• Provide data-driven recommendations on investment opportunities
• Support long-term portfolio optimization and strategic planning
• Deliver insights based on financial analysis and market intelligence

Requirements:

Experience

• 3–5 years of experience in investment analysis, real estate analysis, or development
• Experience analyzing assets across multiple international markets
• Exposure to US and Latvia real estate markets is considered an advantage
• Experience preparing management-level reports and presentations
• Familiarity with databases, CRM systems, and ERP platforms

Financial & Technical Skills

• Strong understanding of financial statements and investment analysis
• Experience with cash-flow modeling and valuation methodologies
• Proficiency in ROI, IRR, NPV, and DCF calculations
• Advanced Excel or Google Sheets skills including:
  • Financial modeling
  • Scenario analysis
  • Pivot tables
  • Formulas
  • Data visualization
• Basic proficiency in Power BI, Tableau, or Google Data Studio
• Understanding of international real estate transactions, taxation, and leasing structures

Communication & Language Skills

• English proficiency at B2 level or higher (C1 preferred)
• Russian proficiency at C1+ level
• Strong analytical communication and presentation skills
• Ability to work cross-functionally with internal and external stakeholders
